Nationally, most people who move across state lines rent first. But a few markets—including Daphne–Fairhope–Foley—see a much higher share of movers buying immediately. The “right” move depends on your timeline, cash situation, and how well you know the area.

The trend: most long-distance movers rent first

Here’s what the data is showing: when people move across state lines, the majority don’t buy in year one—they rent first. Nationally, about 27.5% of interstate movers own a home in their first year after moving. That means roughly three-quarters start out renting.

And that general pattern has been pretty consistent over time—rising and falling with bigger housing market conditions.

Why the “buy immediately” bump happened—and why it cooled off

During 2020–2021, more interstate movers bought right away (peaking around the low-30% range) because:

  • mortgage rates were extremely low,

  • remote work made relocating easier,

So… should you rent first or buy first?

Renting first can be smart if:

  • You’re not 100% sure which area fits your day-to-day life yet (commute, bridges, errands, weekend spots, etc.)

  • You need time to understand insurance costs, HOA rules, and what “normal” expenses look like here

  • Your timing is tight (job start date, lease ending, you need a roof now)

Buying first can be smart if:

  • You already know where you want to be (or you’ve done enough recon trips to feel confident)

  • You’re relocating from a higher-cost market and the numbers genuinely work

  • You want to lock in a long-term plan and skip the “move twice” life

The Gulf Coast-specific reality check

A relocation move isn’t just a housing choice—it’s a lifestyle reset.

Renting first can give you breathing room to learn:

  • how traffic actually flows in season,

  • what “10 minutes away” really means over a bridge,

  • and what neighborhoods feel like at different times of day.

Buying first can absolutely work too—especially if you’re moving with a clear plan and you’ve got your financing and insurance ducks in a row.
