"New Alabama Law Gives Buyers More Flexibility Before Committing to an Agent"
Big news for Alabama homebuyers — the law has changed! As of today, House Bill 230 is officially in effect, and it’s a significant shift in how buyer representation works in our state.
🔍 What Is House Bill 230?
House Bill 230 (HB230), passed by the Alabama Legislature and now in effect as of April 18, 2025, prohibits real estate licensees from requiring a buyer to sign a buyer brokerage agreement too early in the home search process.
For the past 7 months, all NAR agents have been required to have buyers sign representation agreements before even showing a home. But now, agents must wait until there’s meaningful interaction — such as touring a property, discussing specific listings, or starting to prepare offers — before presenting that agreement.
